
Penn E&R was retained by a property owner to complete a detailed feasibility study of an undeveloped, half-acre lot located in Montgomery County, Pennsylvania upon which he hoped to build a house and driveway. The lot was heavily wooded with primarily upland vegetation. A portion of the lot was located in the floodplain of an existing stream and contained one stormwater control.
KEY PROJECT TASKS:
- Completed initial investigation to identify existing features and utilities, evaluate wetland and stream obstacles and explore options to minimize impacts
- Performed desktop-based evaluation for additional insight, which included completion of a Pennsylvania Natural Diversity Inventory environmental review, review of floodplain and topographic maps, completion of a soil survey, development of wetland maps and determination of stream designations
- Contacted local, county, state and federal agencies to determine which permits, approvals, authorization may be needed for the proposed development
- Provided summary of findings and conclusion determining the feasibility of the proposed development
